The dwelling is exceptionally quiet and secluded, isolated from the rest of the world both indoors and outdoors, with a ridge and many trees and 800 metres separating the house from the road.

This property has more water than most blocks in this area. Three 5000 gallon aquaplate water tanks (those who are unfamiliar with "aquaplate" should search the web). Two large gully dams, both with large catchments and durable spillways. One small dam. An underground pipeline enables water to be pumped from one of the dams to an irrigated paddock and to standpipes as far as the house. A good bore has water of good drinking quality. The bore currently has a hand-operated winch and has sufficient capacity for a pump. The two large gully dams have the potential to be used together as a pumped hydro system that could be topped up with borewater whenever there has been little rain.

Fully fenced, with internal fences dividing the property into seven paddocks. Many tracks provide access throughout the block.

In the early 1990's, previous owners operated this property as a commercial smallcrops farm. Since then, the property has been maintained as a private parkland, sometimes with a few cattle.
