Description

If you have a family, or need room to grow, we have the house. We built so that everyone could have their own space, and plenty of it. There are five double bedrooms with three large living spaces. This means that everyone can entertain their friends separately without disturbing other family members; and the resultant family harmony is bliss. Its a custom Masterton built 408m2 home, and being only two years old means you get the balance of the 7 year new home builders warranty, which gives piece of mind that you are fully covered. We chose Masterton because of their reputation in the building industry, and the quality of their workmanship, and when you see their results you'll have a brand new smile.

We built this house, on the foundation of two ideas; the first was that we knew we were going to live in it for the next 20 years, and the second was that because we were going to be here for so long we wanted to be very comfortable. Little did we know that all too soon this dream would be cut short, because we've had a work opportunity presented to us interstate. Our pain in moving from our dream home will be someone else's lifestyle gain, and given the very competitive asking price, it's not expected to be on the market for long.

Part of being comfortable is taking care of mum and dad. The luxurious master bedroom includes a double ensuite and walk-in- robe with abundant space for you and your partner's clothes. It has double 600mm deep shelving wrapped around the interior which ensures room to spare for your suitcases and personal possessions. Feel refreshed and rejuvenated as you pamper yourself in the incredible master ensuite. Floor to ceiling tiles add style to the natural stone surrounded Caroma Presidential bathtub. At 1.9m it's the biggest bathtub available in Australia and it feels like it. No need to wait your turn until your partner has finished brushing their teeth, in a bathroom over 4m wide with double basins there's lots of room for you both. The double size shower easily fits two, and there is nothing quite like a big bathtub with a window view of the picturesque Cambewarra Mountain Range; very relaxing.

Having a 20 year plan means that we focused on making the house as practical as possible, ensuring that it doesn't just look good, it also has to be an effective working house. Consequently, the kitchen has been built large and functional. It's easy to use and to maintain. The Granite Stone Quantum Quartz benchtops are stylish and super easy to clean, as are the stainless steel gas cooktop and dual oven-grill. We put two dishwashers in for the convenience; now there's enough space for the dishes and all pots and pans simultaneously without any dirty utensils having to wait on the bench to take their turn in the dishwasher. We also added extra convenient storage in the form of a second set of four draws, providing ample cupboard space. All the draws have the 'soft close' functionality which makes them super quiet and kid friendly. You'll never run out of storage with this Walk-In Pantry. It has five 600mm deep shelves that wrap around the interior, and there is a separate spice cupboard with its own door.

The Laundry is designed to be the work horse of the home. Fitted with 2 washing machines, 2 condenser dryers, and built large enough to have room for 27m of overhead hanging space. This means that you can do the whole family's entire weeks laundry (and hang it out to dry) in one go; what a time saver that is. Besides, mom deserves it.

Part of being comfortable is having complete control over the temperature of your surroundings, all while not having to worry about big energy bills. To this end, we installed a super energy efficient heating/cooling system and bulked up the insulation. The top ceiling has R7.5 thickness insulation, and the bottom story celling has R4.0 in it. It also has wall bats throughout. We've had 6.28mm glass installed throughout the entire house, which is double the thickness of glass that most homes are built with, this makes the interior a very quiet place.

Fitted with a Daikin 25KW reverse cycle ducted air-conditioning system, 7 individualised zones, 2 digital controllers, and 12 multidirectional outlets. In terms of the thermal qualities, and acoustic qualities, it's like living in a super esky; it's quiet and pretty much stays the temperature you set it at. Nice!

It's great to be able to control the temperature, it's even better to have a view to enjoy at the same time. The orientation of the home and the configuration of the windows has been designed to maximise the access of natural light to the internal spaces of the home, and maximise the view outward over the range. The bottom story has 9 foot high ceilings and two 3.6m floor to ceiling double stacker glass sliding doors, which converts the Great Room to an alfresco type space. This provides great views during meal times.

Talking about space; being a 1053m2 level block means that there is plenty of outdoor recreation area. Imagine how much fun it is after school, to kick the soccer ball around with the kids in the huge yard. It has full Colourbond fencing at 2.1m height for privacy, and the 500m2 backyard comprises of premium Sir Walter buffalo lawn turf, with a boarder of 123 established Pittosporum Silver Sheen trees. There are 4 external garden taps for the green thumb types, and also an additional 80m2 Colourmix decorative concrete patio area. There's so much entertaining room here you're sure to make-em-all-jealous at your barbeques. Sweet!

Kids always want the latest gadgets, and so do dads; thats why we future proofed this house for all the cool technology becoming available. The technological central core is the Hills Smart Home Hub, which is the distribution point for data, telephony, TV, and Infrared remote sensors. The house is fully equipped with Cat6 NBN ready data cabling throughout, and we had fibre optic cable installed from the Telstra pit. The underground NBN cables have already been installed under Banool Circuit as part of the Bomaderry rollout, so it won't be long now. At the moment there is ADSL2+ available, and we get a consistent 2.5MB/s download speed.

Other bits and pieces:

- Oversized double Garage with enough room for a separate workshop; dad deserves his own space.
- Security is fully taken care of with a complete Sentinel Home Alarm System, and 9 external sensor lights.

This home is an exclusive one off, and our friends think we are crazy for listing it at $777,000, because just a few weeks ago a smaller house, on a smaller block, just 300m down the hill from ours sold for $805,000! Maybe our friends are right? Anyway, it's not expected to be on the market for long at this price.

If you would like it to be yours, or you'd like to make a time to inspect it for yourself, then just leave your contact details and we'll get back to you as soon as possible.
