Numeralla 60 ha retreat with building entitlement
Situated on the Numeralla River, this natural block is ideal for the perfect relaxing getaway every weekend or as a permanent home.
The river provides great fishing for rainbow trout and yabbies and is reportedly stocked with golden perch and Murray cod. Platypus and Australian native water rats are often seen in the river with the river frontage being about 500 metres. The main water hole is approximately 300 metres long and averages 1.2 m deep with some areas being well over 2 m deep.
The property rises to approximately 930 m with native fauna including echidnas, wombats, goannas, koalas, possums, kangaroos, and wallabies.
Property also is home to different types of deer, goats, feral pigs, foxes, rabbits, and feral sheep.
A great place to work from home. I spent 3 months doing just that during the COVID lockdown.
The property is currently set up with a caravan of approximately 20 feet with a gas stove and oven, refrigerator, and freezer. It sleeps up to 6 people. The off grid solar system that is approximately 2.5 kW (that is expandable to 6 kVA). The batteries include four 330 amp hour batteries each weighing 73 kg; with the batteries being less than two years old. The electric system is also supplemented by a solar wind generator.
A diesel heater has just been installed to make nights a whole lot warmer.
Rainwater is provided by run-off from the 6 x 9 m carport into a 700 litre tank. General use water is pumped up from the river, using off grid solar power, into an IBC and triple filtered before being used in the caravan, for the shower, and hosing.
The caravan is protected by the 6 x 9 m carport meaning that there are no leaks from rain and heat from the summer sun does not reach the roof of the caravan. An additional air-conditioner can be powered by a generator if required. I have seen no need to use this to date.
Rates are approximately $1400 annually.
