- a large, very modern residents clubhouse with a state of the art dining facility where meals are offered four times per week (one meal fully subsidized), a dance floor and a library with internet access and computers.

This resort is within walking distance to the beautiful Rifle Range Beach. It is pet friendly with a pet off leash area and beautiful landscaped grounds.

The homeowner pays a fortnightly fee to cover access to these facilities, however because these fees are classed as site fees rather than body corporate fees, they attract rent assistance if the homeowner is on centrelink. The fee also covers all rates and other council outgoings on the house with the exception of water, which the current owner pays monthly, averaging at less than $20 per month. Electricity is the other outgoing which is also charged at a very economical rate. Figures are available. The current fortnightly fee is $374 approx. However, when adjusted with rent assistance, deductions for rates, allowances for the lower water and power rate, the lifestyle offered by the resort is available to the resident at what turns out to be a very modest sum. This figure can be discussed further and in more detail upon inspection of the home. The other factor which should be taken into account and cannot be over emphasised is that the purchaser pays no stamp duty whatsoever, pays no entry or exit fees, and can sell their home should they decide to do so, by whatever means they choose with full autonomy over the process.
