This historic Homestead was built in 1903 and operated as the National Bank of Australasia until the 1940s when it was relocated to the current property. Extensively renovated over the years it is in excellent condition. Double glazing and large feature windows to the north and east bring in lots of light and frame views of the garden and surrounding countryside.
Beautifull large local stone has been incorporated into the 117 year old homestead and encircles the kitchen, dining extension and around the entire western elevation.
Set on 8 acres/ 3.238 hectares the property adjoins the Otway National Park to the east and enjoys expansive forest and Ocean views.
The 12m x 12m double garage adjoins a lockup workshop, incorporates a large wood store and is connected to the home via a covered walkway. A 21m x12m shed nearby serves to store hay, timber and machinery.
With a water tank capacity of over 100,000 litres there is an abundance for the house, large vegie garden, 10m x 3m glasshouse and stock troughs. We have never run out of water in over 50 years of living here.
A permanent spring fed pond with underground infrastructure to pump from has never stopped flowing in that time either though we have never needed to use it.
Set out on Permaculture principles the property has an extensive collection of exotic fruit and nut trees. Forests of chestnuts, Avocardo's, hazelnuts , Oaks, Kiwifruit, Bunya Bunya;s, Monkey Puzzles, Ginkgo's and several species of Walnuts. As well as a large spread of fruit trees that come together to create layers of intrigue. Planted over 30 years ago the trees are all well established and producing abundantly. Wildlife including deer are frequent visitors and several species of truffles can readily be found on the floor of this permaculture forest. There are several large waterfalls 1 km away on the Ford river and are easily accessed via a private track at the back of the property with permission from the landholder.
The school bus route goes past the front gate and services the Lavers Hill P-12 college about 10 minutes away.
The Otway Fly Treetop walk is aprox 5 km as the crow flies and along with a booming tourism industry provides lots of employment for the locals. Being only 10 minutes from the Great Ocean Road and 35 minutes from the 12 apostles the property could easily move into the Homestay or Bed and breakfast market to provide a stable income stream.
The property is being sold in order to concentrate efforts on another place nearby and would love to welcome another young family into our lovely region.
